The project is a re-imaging of a collection of 1961 storefront structures along a principal commercial artery in Austin, TX, providing space for our offices with leasable office space for other design-related operations. Someone had once loved these structures.
We worked with a nuanced white plaster exterior but retained the distinctive shadow-block where possible. The interior design breaks down into small, residential nests. Working in the depths of pre-vaccine COVID 19, we delivered the project design-build, capitalizing on the talent embedded in Austin’s construction community.

The past of this building is kind of hilarious. It has housed a TV showroom, offices, a thrift store, a gym, a carwash, a motorcycle dealership and a vape lounge. At one point it was owned by a renowned stock-car racer who tinkered with his cars in the rear.
Our design honors the scale but elevates the ambitions of a commercial corridor characterized chiefly by CBD dispensaries, strip malls, and tattoo parlors. It reinvents a forgotten gem.
