A speculative renovation of a small derelict office building and warehouse at 38th and Guadalupe in Austin, Texas. Our then landlord recognized a need for small rental office space in central Austin and he genuinely dislikes seeing these old structures demolished. An economical design strategy coupled with judicious use of warmer materials produced a result that was simultaneously purer and less “slick” than much of the commercial architecture along the Lamar and Guadalupe corridor.
Ultimately the charred cedar was jettisoned by our client for painted Hardie for ease of maintenance but it was a fun small project. It was rented (largely to small architecture firms) in its first day on the market.
